Selling your home can be daunting at first. With it comes a whirlwind of emotions, excitement for a new chapter, sadness to leave all the memories behind, exhaustion and stress of moving. Knowing how overwhelming this process can be for our clients we decided to create a Seller’s Guide. Our goal is to help educate our clients on the entire process so that there are minimal surprises. There is a time and place for surprises (am I right?!) but this is not it! Though we must put it out there…we are not magicians or psychics! (Otherwise we would be a headliner in Vegas!) There could be little bumps in the road here and there but our promise to you is to take the wheel and guide you through those twists and turns! Just like in life, sometimes the challenges are what benefit us the most, so Chad and I thrive to take on each obstacle head on. (I think it has to do with us loving Math. We LOVE solving problems and don’t sleep until we do.)

***Disclaimer: We are Arizona Realtors so the steps in your state could look different than ours. This also is a general step by step guide. Every real estate transaction is unique and could require more steps or not all of these steps.

Step 1: Touring the Home:
- Set up a time for us to tour the home.
- In this meeting we will go over a couple forms needed.
- We will check for any items mounted on the wall and appliances clarifying if it stays with the sale or goes with you. We will also check for any upgrades to help us better come up with a market price for your home.
- We will discuss what price you would like to list your home and run the comps in that area to compare with you.
- We will provide you with the Residential Seller’s Property Disclosure Statement and HOA Addendum (if applicable) to fill out by our next meeting. We will also ask you to call your Home Owner Insurance Company and order an Insurance Claim History Report to give to us.
Step 2: Listing the Home
- Set up a time to have pictures taken of your home.
- Discuss how you would like to be notified of a showing request and how you would like us to handle confirming requests.
- Discuss any private remarks to the property.
- Discuss the placement of signs, Welcome Home flyers and lockbox.
- Your home is now listed on the MLS.
- Be ready to have your phone in hand confirming times for showings and accepting an offer.
Step 3: We Have an Offer
- The day we have been waiting for! We will review with you the Purchase Contract, focusing on the purchase price, seller’s concessions, close of escrow date, type of financing and additional terms and conditions.
- You will have the decision to accept, decline or counter offer.
- If accepted, you will sign the Purchase Contract and we will send it to the buyer’s agent.
- If declined, you will sign the line stating you have rejected the offer on the Purchase Contract and we will send it to the buyer’s agent.
- If a counter offer, then we will supply you with a Counter Offer form and send it back to the buyer’s agent to renegotiate.
- You will have the decision to accept, decline or counter offer.
- When an offer is accepted, within 10 days a home inspector will be out to inspect the home. The buyer will schedule this.
- An appraiser will also be scheduled to come out and appraise the home.
- After an inspection, we will review with you the Buyer’s Inspection Notice and Seller’s Response form that will state any repairs that are requested from the buyer to be fixed before the close of escrow date.
Step 4: It’s the Final Countdown
- Now we wait…Things start to calm down!

- As it gets closer we will have you schedule a time to sign the title documents 3 days before the close of escrow date.
- Congratulations! You have officially sold your home! Onto big and better things, the next adventure!
